Ushma is a Principal Development Manager at Network Rail, leading major strategic developments to complement rail enhancement projects.
Her role delivers socio-economic benefits to otherwise publicly funded, operational cases through, design leadership, land assembly and working with developers and landowners, local and political stakeholders. Ushma has progressed her career in real estate development as a member of the RICS, using her background as a qualified practicing architect to inform her approach. She has 15+ years industry experience, specialising in large-scale, residential led urban regeneration. She seeks to establish high quality, best value solutions to create places and integrate communities for complex schemes, seeking planning gains, developing client briefs, targeting products and working through sensitivity testing and risk to inform exit strategy options whilst managing local and political stakeholder relationships.
Ushma led Westfield’s (Unibail-Rodamco-Westfield) pilot residential scheme to planning establishing best-in-class PRS housing in Stratford, London and established client development briefs for the subsequent mall adjacent residential site at Shepherds Bush, before moving to Network Rail.
Alongside her work, Ushma is a Committee Member for the Paradigm Network, promoting black and Asian representation in the built environment, reinforcing her passion for uncompromised diversity and high quality in the built environment.
